Draft guidance

This guide is an early draft for the demonstration site. It's general and educational, not legal or professional advice.

Prices for small homes are hard to compare at a glance. A turnkey home, a weathertight shell and a kit are different products, and two turnkey quotes can still include very different work.

What is included?

  • Is the price for a turnkey home, a shell or a kit?
  • Are appliances, heating, water heating and fixtures included?
  • Is the trailer or foundation included, or priced separately?
  • Are delivery, crane time, set-up and levelling included?
  • Who handles utility connections, and who pays for them?

What isn't included?

Ask for a written list of exclusions. Common ones are site preparation, foundations, permits, utility connections, delivery, taxes and finishing work after delivery.

How firm is the price?

  • When was the price set, and how long is the quote valid?
  • What happens if material costs change during the build?
  • How are change orders priced?

Timeline and payments

  • What is the expected lead time, and what could delay it?
  • What is the deposit and payment schedule?
  • What happens to deposits if the project is cancelled?

Documentation

Ask which standards or certifications the builder works to for the specific model you're considering, and request the documentation. A listing on this site doesn't mean a home has been approved for occupancy anywhere.
